During the development of a critical central site at University Hill, there was a strong objective to drive place-making across the precinct in addition to individual project performance. Coming from an office masterplan, the planning approval was successfully negotiated to deliver a mixed-use planning outcome comprising office, health and residential uses on the one site. The combination of uses added to the fabric of University Hill and varied interaction between the business users and residents.
It also accelerated a 7-year development program to 4 years by targeting multiple occupier sectors simultaneously rather than a single sector sequentially. In the process, it delivered the only suburban office pre-lease for that year in a 5-star green star design, 4 ½ star NABERS energy building.
